154.23 R-4 MULTI-FAMILY RESIDENCE DISTRICT
154.23 R-4 MULTI-FAMILY RESIDENCE DISTRICT
 
154.23.00           PRINCIPAL PERMITTED USES
 
                           No building, structure or land shall be erected, altered, enlarged or used which is arranged or designed for other than one of the following uses, except as provided herein and in 154.16.
 
154.23.00.01      General
 
                           Any use permitted and as regulated in the R-3 District except as modified herein.
 
154.23.00.02      Residential
 
                           Multi-family dwellings: apartment hotels.
 
154.23.00.03      Club
 
                           Noncommercial clubs and lodges.
 
154.23.00.04      Recreational
 
                           Noncommercial recreation facilities.
 
154.23.01           SPECIAL USES
 
                           The following uses may be allowed as special uses by Ordinance of the Common Council of the City of Richmond in accordance with the provisions of 154.48 hereof.
 
154.23.01.01      General
 
                           Any use which may be allowed as a special use in the R-3 District, except as modified herein.
 
154.23.01.02      Residential
 
                           Mobile Home Parks, subject to the provisions of 154.42.
 
154.23.01.03      Motels, motor hotels
 
                           On lots located on and having access from a State or Federal Highway and subject to the provisions of 154.42.
 
154.23.01.04      Clinics, medical or dental
 
154.23.01.05      Funeral homes
 
154.23.01.06      Commercial recreational facilities
 
154.23.01.07      Administrative business offices, professional offices: As provided in 154.22.01.02
 
154.23.02           ACCESSORY USES
 
                           Accessory uses, buildings or structures customarily incidental to any aforesaid principal or special use shall be permitted in conjunction with such use, including the following:
 
154.23.02.01      General
 
                           The accessory uses permitted and as regulated in the R-3 District except as modified herein.
 
154.23.02.02      Home occupation
 
                           Provided that not more than one-half (1/2) the area of one floor of the dwelling is devoted to such use.
 
154.23.03           HEIGHT REGULATIONS
 
                           One-family or two-family dwelling shall not exceed two and one-half (2-1/2) stories or thirty (30) feet in height, multi-family dwellings or other principal structures, shall not exceed a height of one hundred (100) feet; and accessory structures shall not exceed two (2) stories or twenty-five (25) feet except as provided in 154.51.
 
154.23.04           LOT AREA, FRONTAGE AND YARD REQUIREMENTS
 
                           The following minimum requirements shall apply, except as provided in 154.50-154.54.

154.23.05           COURTS
 
                           Same as required in the R-1 District.
